Phase I

All the inspections required by city, building departments are included.

  • Mandated Notice of Commencement will be filed with the County Property Appraiser's office.
  • Notice of Termination shall be filed upon request.


At times, Code requires homes with gas appliances to upgrade their roof through gas vents to an approved Class B vent when re-roofing. It will be required to pull a separate permit. The charge for the vent and permit is not included in this proposal. Please let us know if you have any gas appliances.


  • Remove existing roof to a smooth workable surface. This will allow for a proper inspection of all structure wood that may need replacement.
  • Replace rotted wood included in proposal pricing, of 5x8 plywood sheathing. (Any additional wood replacement needed will be invoiced according to our lumber schedule of charges). Wood replacement is determined by the contractor to meet current building code requirements. 
  • Re-nail deck utilizing 2.5 ring shank nails to meet current Miami-Dade County and/or The Florida Building Code requirements. One of the Key components that will allow you to maximize discounts offered by your windstorm insurance provider
  • Install 4 inch weather guard on all seams of the plywood deck.
  • Furnish and install all new lead stacks and Gooseneck vents with vermin screens mechanically attached and sealed with asphalt and mesh fabric
  • Replace all roof return details with new hand fabricated 24-gauge galvanized metal.
  • Install 3”x 3" drip metal (unless non-applicable) White or Brown at no additional cost.
  • Clear property of the days debris and walk the magnetic sweeper.
  • Call for nail and tin tag inspection.


* The city reserves the right to delay and is usually based on weather or workload.

Phase II

  • Set up for tile installation includes chalking of lines to ensure that the tiles are set as esthetically as possible.
  • Tiles to be delivered and roof loaded by an independent contractor who is hired by our suppliers. Proposal includes installation of Concrete Tiles in Flat, Double Roll or Large S profiles in Category I color selection (see manufactures catalog for color selections), Tiles are set to current building codes mandated a nail down system or foam down system, utilizing a closed valley system.
  • Install Hip / Ridge metal Trim-lock and eave closures matching tile color as per manufactures recommendations.
  • Trim pieces utilized at all hip and ridge are to be mechanically fastened and mortared in with mortar being tinted to match tile close as possible.
  • Call for tile in progress inspection.
  • Clear property of the days debris and walk the magnetic sweeper.
  • Independent engineer is then requested to perform testing of the tile for wind up lift. He will then provide his signed sealed report that is required for approval of final inspection. Which will be called in immediately afterwards.

 

*Tile Roof comes with 10-year labor warranty and new updated wind inspection report for you to update your windstorm insurance provider.


Phase III

  • You will have the choice to use one of two products available under tile at no additional cost, hot mopping 90 lb rolled roofing or utilizing a Self-Adhered rolled roofing back nailed to prevent slipping.
  • We look forward to explaining in more detail, allowing you to learn more about both and providing samples for you to decide which one is best for you.
  • Furnish and install Self-Adhered Modified rolled roofing, back nailed to prevent slippage
