FAQs
What is a milestone inspection?
A milestone inspection is a structural inspection required by Florida law for condominium and cooperative buildings three stories or taller. It is performed by a Florida-licensed engineer or architect, first when the building reaches 30 years old, or 25 years if it is within three miles of the coastline, and then every 10 years.
What is the difference between Phase One and Phase Two?
Phase One is a visual examination of the building’s major structural components. If substantial structural deterioration is found, a Phase Two inspection follows, which may include testing and recommends the repairs needed.
How long do we have to start repairs after a Phase Two inspection?
Repairs must begin within 365 days after the local building department receives the Phase Two report. Missing that deadline can lead to fines or the building being deemed unsafe for occupancy.
Is a milestone inspection the same as 40 year certification?
They are related but not the same. Miami-Dade and Broward counties have long required 40 year certification for older buildings, while the statewide milestone inspection applies to condominium and cooperative buildings three stories or taller. Many buildings are subject to both. Read our guide on milestone inspections vs. 40 year certification.
Does C.A.R.E. Construction perform the inspection?
The inspection itself must be performed by a Florida-licensed engineer or architect. C.A.R.E. Construction completes the repairs identified in the inspection report and works with your engineer through the follow-up review.
What repairs are most common after a milestone inspection?
Concrete spalling, balcony and catwalk deterioration, corroded reinforcing steel, parking garage damage, roof problems, and failed waterproofing are among the issues most often found in South Florida buildings.
Which buildings need a milestone inspection?
Condominium and cooperative buildings that are three stories or taller. Single-family homes, duplexes, and small residential buildings with three or fewer habitable stories are generally excluded.
Who pays for milestone inspection repairs?
The condominium or cooperative association is responsible for the inspection and the required repairs. Many associations plan for these costs through their reserves or a special assessment.
Can you price the repairs before our board decides?
Yes. Once we review your inspection report, we can price the repair scope so your board can plan and present the numbers to owners.
What areas do you serve?

Construction is based in Hollywood, FL, and serves condominium associations, property managers, and commercial building owners throughout Miami-Dade, Broward, and Palm Beach counties, including Miami, Miami Beach, Sunny Isles Beach, Aventura, Hallandale Beach, Hollywood, Fort Lauderdale, Pompano Beach, and Boca Raton.
